March 17th - Membership Meeting
March 20, 2009 on 5:37 pm | In Announcements |At the most recent Annual Membership Meeting, this past March 17th, several concerns were aired by the Unit Owners in attendance. Most issues stem from apparent violations of the “Rule and Regulations” of the Condominium.
I would like to remind everyone of the following;
- Some Unit Owners are not paying their assessments on time. If the assessments are not collected, the Association cannot meet its budgetary requirements and cannot provide the services necessary to maintain and operate the community. Because of its size, this community can ill afford to have, not even a small number, of its member not paying their assessments.
- Some Residents are not properly disposing their garbage. They are leaving bags of garbage either outside their door or outside the garbage chute door and at times even in the stairwells. This habit may be putting your neighbors at risk with regards to their health. Please dispose of your refuse properly by sending it down the chute. If you have large boxes you need to get rid of, use the service elevator and leave the boxes on the service side of the Lobby Level.
- We have received several “Noise Complaints”. Please note that Section 6 of the “Rules and Regulation” state that “during the hours from 11:00p.m. through 8:00 a.m. no Unit Owner shall play (or permit to be played in its Unit or on the Limited Common Elements or Common Elements) any musical instrument, phonograph, television, radio or the like in a way that unreasonably disturbs or annoys other Unit Owners or Occupants.”
- Employees of the Association are not to be engaged by Unit Owners during such employees’ normal working hours, for personal errands which are not within the scope of the applicable employee’s duty. Occupying the employee with personal errand deprives other Unit Owners or their Guest of the services for which the employee was hire to perform.
- At times, in the Pool Area, it is difficult to distinguish between Owners, Guests and unwelcome freeloader trying to use our facilities. As Unit Owners, it’s your responsibility to provide your Guest with the “yellow pool wristbands” and assure that they wear them. When your Guest is using the amenities, the Unit Owner should be there with them. This is for the safety of all members of the community. We need to know who has access to the Property at all times.
We need all Members to follow the “Rules and Regulations” for the Azure to be a safe and secure place to live.
